Patrick's Quick Answer

I host a free homebuyer webinar because educated buyers make better decisions, and most people never get a straight explanation of the process before they shop. There is no catch and no one is steering you into a loan you do not need. You will learn the sequence, the numbers, and the questions to ask so you feel confident from pre-approval to closing. Join the next session, or just reach out and we can talk through your situation.

Why I host a free webinar

I get asked sometimes why I put on a free homebuyer webinar. It's a fair question, so here's the straight answer: there's no catch, and nobody is trying to steer anyone into a loan they don't need. I've worked both sides of the table for over twenty years, and in my experience, buyers feel more confident when they understand the process before they ever write an offer. Most people never get that chance. I want them to have it.

Who it's for

If you've ever thought, "I want to buy a home, but I don't know where to start," this is for you. Renters who are starting to wonder whether buying makes more sense, first-time buyers a few months out, military families relocating into the area, and anyone already shopping and feeling behind. You don't need to be pre-approved and you don't need a house picked out. In fact, you get more from it the earlier you come.

Why it helps to see the process before you shop

A lot of buyers start the way you'd buy a car. They find the neighborhood, picture the morning routine, and only later run into financing, cash to close, option periods, and the inspection. That's where the stress can start. The process itself doesn't move. The numbers can be learned. The buyers who stay calm are the ones who knew the sequence before the weekend tours started.

My view from both sides

I'm also a senior mortgage loan officer, and I'm a licensed Texas real estate agent as well. That combination matters because I see a purchase from both directions. When we're talking about what you can qualify for, I know what actually happens at the lender. When we get to the contract, the option period, and the inspection, I know what happens on that side too. One person who speaks both, so you don't have to translate.

Three things worth knowing before you start (teasers only)

I'm not teaching the whole webinar here, just three things that shape what a home actually costs. Worth knowing them early.

Down payment assistance needs to be compared carefully.

Not every program works the same way. Some are grants, some involve second mortgages with their own terms, and Texas has legitimate programs that can help qualifying buyers. The skill is reading what each one actually costs you, and we do that in the live session.

Financing before shopping.

The number that matters isn't the list price. It's the payment, the total you bring, and what the payment actually works out to. Go into the search with those, and you'll look at the houses differently.

If you're not sure which loan fits, this explains the options.

Cash to close is not just the down payment.

Anyone who answers "3% down" is only telling you part of it. Closing costs, prepaids, and escrow care are part of the real number you bring to the closing table.

Why it's worth your live hour

Live is where the roadmap and the questions come in. We go through the whole process, in order, in plain English. Then I take your questions and answer them honestly, the same way I would if you were sitting in front of me. Nothing scripted or rehearsed. If you register and attend live, you'll also get my 169-page Essential First-Time Homebuyer Roadmap to keep, so you don't have to scribble notes the entire time.

Who should join early

"I'm months out" isn't a reason to skip. It can actually be a great time to come. Every bit of understanding matters more early, not less: you'll learn what to prepare, what to start building now, and what to avoid. When the time comes, you're walking a process you've already seen once.

If you're thinking about your first home in San Antonio or the Hill Country, come take the free hour. Bring your questions. I'll keep it plain and practical.
