Market Meter for Greater San Antonio and the Texas Hill Country
October 2026 Edition
The short version for October 2026: the San Antonio metro sits at about 6 months of housing supply, right at the line between a balanced market and a buyer-leaning one. Months of supply is a simple gauge. Under 4 months favors sellers, 4 to 6 months is a balanced market, and over 6 months favors buyers. Each month I check the freshest public reports for the four counties and the communities I serve, list the source and date next to every figure, and leave out anything I cannot verify.
One thing to keep in mind: the metro number is an average. Pockets move differently. Comal County and Canyon Lake are clearly buyer-favorable, while Alamo Ranch still reads as seller-leaning. Your neighborhood is what matters, and the table below shows you each area on this run of the meter.

The Meter for October 2026
The needle below is the metro reading: about 6.0 months of supply per the San Antonio Board of REALTORS September 2026 report, with the Texas A&M Real Estate Center cross-check putting the San Antonio-New Braunfels metro at 6.2 months for September. That lands the needle at the top edge of the balanced zone, just short of buyer-favorable territory.
Seller market
Under 4 months of supply. Fewer homes on the market, more competition among buyers.
Balanced market
4 to 6 months of supply. Buyers and sellers negotiate from a more even position.
Buyer market
Over 6 months of supply. More homes to choose from, longer market time, more room to negotiate.
Metro months of supply
0 to 10 months scale
Balanced, at the top edge. A second measure (Texas A&M, September 2026) reads 6.2 months, just over the line into buyer-lean. Either way, this is not the tight seller market of a few years ago.

Cross-check: Texas A&M Real Estate Center, Texas Housing Insight, September 2026, which put the San Antonio-New Braunfels metro at 6.2 months, the highest among major Texas metros.
What the Meter Means for You
Use the extra time and selection
At about 6 months of supply, homes sit roughly 82 days and sell at about 92.8% of the original list price (SABOR, August 2026). That is real negotiating room. Get pre-approved first so your offer is taken seriously, then ask for what you need, whether that is a price adjustment, closing cost help, or a repair credit. In the buyer-favorable pockets, Comal County at 7.3 months and Canyon Lake at 14.6 months, you can be the most selective of all.
Price against closed comparables
In a balanced market with about 6 months of supply, homes take longer to sell and often close below the original list price. Price your home against recent closed sales, not the asking price of neighboring listings, and be ready for requests on repairs and concessions. A seller-paid rate buydown can widen the pool of qualified buyers in a 7% rate environment, and that often beats a larger price cut.
These are general market-readings, not a promise for any specific home. Individual neighborhoods and price ranges move differently from the regional number. I run each client's actual numbers before they make an offer or list a home.

How to read the n/p rows: months of inventory is published regularly by SABOR for the metro and by some local brokerages for specific ZIPs, but it is not published at all for many individual neighborhoods. Where it is missing, I show the most recent validated median price and days on market with the source and date, and I do not guess at a months-of-inventory number. A neighborhood that is price-reducing at scale (Timberwood Park, 32.9% of listings) or ranked not very competitive (Spring Branch) reads differently from one selling in under 30 days (Stone Oak, Helotes).
