New residential construction and a highway corridor on the edge of the Texas Hill Country at golden hour, with cranes and rolling live-oak hills

This edition of Development Watch covers eleven verified items across Greater San Antonio and the Texas Hill Country: two large land plans on opposite sides of San Antonio, new phases in New Braunfels and Bulverde, a Canyon Lake resort conversion, a 282-unit apartment project in Seguin, and several active builder promotions I could confirm this month. Some items are fresh announcements from the past few weeks, and others are multi-year projects that are actively building now. Every fact, figure, and date below was checked against the named source on October 21, 2026, and each source is linked with its publication date. I only publish what I can confirm from a named local source, a builder page, or an official page, and I leave out anything I cannot verify.

How this digest is built

Each month I research new residential developments, builder incentives, and building permit and plat news across Bexar, Comal, Kendall, and Guadalupe counties. I only publish stories I can confirm from a named local source, a builder's own page, or an official city, county, or state page, with the source and its date linked on every item. If I cannot verify a date, price, or detail, it does not make the list. This month's verified items land in San Antonio, Alamo Ranch, Stone Oak, Boerne, Fair Oaks Ranch, Spring Branch, Canyon Lake, New Braunfels, Bulverde, and Seguin.

What is being built and where

Each item is a short summary with what it could mean for homeowners and the local market, plus a link to the full story at the source.

1 San Antonio, Bexar County New Development

Condalia: 1,800-acre community planned for San Antonio's southeast side

VersaTerra Development's Condalia is a $1.2 billion, roughly 1,800-acre master-planned community south of New Sulphur Springs Road between Southeast Loop 410 and South Foster Road, near US 181. Plans call for about 5,000 single-family homes plus multifamily and commercial parcels on roughly 855 residential acres. The developer announced the project in July 2025 and targeted a 2026 groundbreaking, with the first phase of 150 lots planned by March 2026 and the first homes completed by March 2027.

What it could mean: This is the largest new land plan on the southeast side in years. For buyers watching that part of town, it means a large supply of new homes at a range of price points coming online from 2027, plus commercial land that usually attracts services and jobs to the corridor.

2 Alamo Ranch, Bexar County Proposed

Agave plans 300 townhomes on Talley Road near Alamo Ranch

San Antonio developer Agave is designing 300 townhomes on about 14 acres along Talley Road near Highway 211 and Potranco Road on the city's far west side. The project is still in the design phase, and a groundbreaking could come as early as 2027, per the San Antonio Express-News site MySA.

What it could mean: Alamo Ranch has been one of the fastest-growing corners of Bexar County, and a townhome product gives that corridor a different choice than the single-family lots nearby. Buyers who want a lower-maintenance home on the far west side should watch for an official launch date.

3 Stone Oak, Bexar County Now Selling

Centero at Stone Oak: Chesmar selling from the low $400,000s at launch

Chesmar Homes opened sales in June 2025 at Centero at Stone Oak, 20675 Huebner Road, with seven floor plans in three and four bedroom models priced from about $425,000 at launch, per Community Impact. Base prices and incentives move over time, so the current numbers should be confirmed with the builder before relying on them.

What it could mean: Stone Oak is mostly built out, so an active new-construction community inside it is notable. For buyers who want Stone Oak addresses, schools, and access to Loop 1604 and US 281, this is one of the few new-home choices in the immediate area.

4 Boerne, Kendall County Now Selling

George's Ranch: Toll Brothers and custom builders on 1-acre lots in Boerne

George's Ranch is a roughly 1,140-acre master-planned community planned for about 775 homesites on 1-acre minimum lots, with pricing from the low $900,000s into the millions. Two neighborhoods are underway: The Homestead, where Toll Brothers opened sales in early 2025 with homes from about $919,995, and Adeline for custom builders. Drees Custom Homes and Perry Homes also build in the first phase of about 63 homesites.

What it could mean: For Hill Country buyers who want acreage near Boerne with a homeowners association, this is the largest active land plan in the area. It is also where Boerne's growth is heading: farther north and west of town on bigger lots.

5 Fair Oaks Ranch, Kendall County New Development

Oak Bend: 110-lot subdivision moves forward in Fair Oaks Ranch

Oak Bend, a roughly 149-acre subdivision off Ralph Fair Road, is planned for 110 lots on 1-acre minimum sites in two phases. Fair Oaks Ranch City Council approved the Phase I final plat of 55 lots in April 2025, with Sitterle Homes developing the project, and Phase II roads were reported complete with the remaining lots to follow.

What it could mean: Fair Oaks Ranch has limited new ground, so these lots matter for buyers who want acreage near Boerne or northwest San Antonio without leaving city limits. The two-phase rollout means supply arrives gradually rather than all at once.

6 Spring Branch, Comal County New Development

Canyon Ranch 400: first plats approved on FM 306 near Spring Branch

Comal County approved the first final plats in April 2025 for Canyon Ranch 400, a 400-acre development on FM 306 east of US 281 toward Canyon Lake. The first phase covers about 32 acres with 118 lots, and later phases continue along the corridor.

What it could mean: This is one of the larger residential land plans on the Canyon Lake side of Comal County. More lots on FM 306 means more homes, more traffic on a two-lane farm road, and more demand for services between Spring Branch and the lake.

7 Canyon Lake, Comal County Now Selling

Limestone Landing: Canyon Lake resort becomes a 72-condo community

KC Hospitality, a Branson-based developer, is converting the former Holiday Inn Club Vacations Hill Country Resort at 417 April Drive into Limestone Landing, a 72-condo community across six buildings. Two-bedroom, two-bath units run roughly 774 to 800 square feet. Hill Country Classic shells start around $99,000 for buyers who finish their own interior, while move-in-ready Hill Country Modern units start at $149,000. A sales center was slated to open in August 2026 with phased deliveries, per the San Antonio Express-News.

What it could mean: This brings an unusual product to the Canyon Lake market: compact, more affordable condo units with resort amenities including a pool, playground, barbecue area, and pickleball, basketball, and volleyball courts. Owners can use the units as full-time homes or list them as short-term rentals, which matters in a lake market with limited rental supply.

8 New Braunfels, Comal County New Development

Veramendi opens a new phase with 500-plus homesites in New Braunfels

ASA Properties' Veramendi, a 2,400-acre master-planned community planned for more than 6,000 homes, opened its newest 2026 phase with more than 500 single-family homesites. That includes select 1-acre lots backing Blieders Creek and the community's first 100-foot-wide lots, with Highland Homes, Perry Homes, Scott Felder Homes, and Drees Custom Homes building. A second amenity center, The Outlook, was planned to break ground in the second or third quarter of 2026.

What it could mean: Veramendi is the biggest new-home engine in New Braunfels, and the new 1-acre and 100-foot lots give buyers roomier options than standard builder lots. If you are comparing new construction between San Antonio and Austin, this is the community to track.

9 New Braunfels, Comal County Mixed Use

Co-Op Marketplace moves ahead on a downtown New Braunfels site

The New Braunfels Economic Development Corporation granted a five-year incentive extension in October 2026 to the developers of the Co-Op Marketplace, a 2.5-acre mixed-use project on Castell Avenue in downtown New Braunfels. The project totals roughly 27,000 square feet of leasable space, and the developers told the EDC they hope to start construction next year.

What it could mean: Downtown New Braunfels keeps filling in with mixed-use buildings that put shops and offices above street level. The incentive extension buys time for construction financing, so the practical signal is a project still moving forward rather than one that stalled.

10 Seguin, Guadalupe County New Development

Lily Springs: 282 apartments break ground in Seguin

Lightpath Company of New Braunfels broke ground in February 2026 on Lily Springs, a $57 million, 282-unit apartment community at 150 Sun Lily Road in Seguin. The project is expected to open around March 2027 and is owned with the Seguin Public Facility Corporation under a 100 percent property tax exemption, per the Texas Real Estate Research Center.

What it could mean: Seguin is drawing more of the I-10 corridor's growth as the Guadalupe County side of the region fills in. A 282-unit rental community adds supply for renters priced out of New Braunfels and Schertz and typically brings steady traffic to nearby intersections and retail.

11 Bulverde, Comal County Market Snapshot

Bulverde's new-home market by the numbers

A snapshot of NewHomeSource's Bulverde index in October 2026 shows roughly 338 subdivisions with about 1,438 move-in-ready homes and about 977 homes under construction listed. In the active communities, Perry Homes lists Thornebrook on 1-acre lots from about $988,900 and Johnson Ranch on half-acre sites from about $956,900. Listing counts and prices change weekly, so the index is a starting point, not a quote.

What it could mean: Bulverde's numbers show a market that keeps building on bigger lots than most of Bexar County. The mix of move-in-ready and under-construction inventory means buyers can compare a finished home against a build, which is useful when you are weighing timing against customization.

Builder promotions I could verify this month

Incentives change often, and most require using the builder's preferred lender, so treat these as a starting point and confirm the current terms on the builder's own page before you rely on them. All three offers below were showing on the linked pages when I checked on October 21, 2026. A longer walk through how builder pricing and incentives actually work, including the fine print on preferred lenders, is in my new construction incentives guide, and the running San Antonio builder incentive roundup.

Why I publish this

What gets platted, built, and sold tells you where an area is headed faster than any statistic. A resort conversion at Canyon Lake, 500 new homesites in New Braunfels, or a 1,800-acre land plan on San Antonio's southeast side all shape everyday life: what housing and shops are nearby, what traffic looks like, and what the next few years of construction bring. My job is to keep you on the informed side of those decisions, which is why every item above is verified, dated, and sourced rather than repeated. If a community in this list fits what you are looking for, the guides go deeper: San Antonio, Alamo Ranch, Stone Oak, Boerne, Fair Oaks Ranch, Spring Branch, Canyon Lake, New Braunfels, and Bulverde. For the housing supply side of the story, my Monthly Market Meter tracks months of inventory, and the new construction hub gathers verified community, builder, and incentive data by corridor.

When you find the area that fits, I can help with the rest.
