You hear the words "free webinar" and the first question is usually "what is the catch?" Fair question. The straight answer: there is no catch. I run this free live session because educated buyers make better decisions, and better decisions are what I want for you, whether we ever work together or not. Here is exactly what is covered tonight, what it costs, and how the live part works.
What is covered in the webinar?
The session follows the same path a real purchase takes, from the day you decide to buy to the day you carry the keys to the front door. Here is the agenda you can expect:
- Financial foundation. Your money and credit picture, and the three cash buckets that make up what you bring to closing: down payment, transaction costs, and prepaids.
- Pre-approval. What a real pre-approval is, what documents you need, and why it makes your offer stronger.
- Loan options. FHA, conventional, VA, and USDA, plus Texas down payment assistance programs and which ones fit which buyer.
- House hunting. What to look for on tours, how to compare neighborhoods and schools, and how to keep your must-haves straight.
- Offer and negotiation. How offers work in Texas, how to compete in a multiple-offer situation, and what seller concessions can really pay for.
- Inspection. What the inspector actually checks, how the option period works, and what you do with a report full of findings.
- Appraisal. Why the bank sends an appraiser, and what happens when the number comes in lower than the offer.
- Underwriting. Everything that happens between contract and closing, so nothing surprises you at the end.
- Closing. Closing costs, the Closing Disclosure, and the exact money you need at the table.
- Getting the keys. What closing day looks like and what comes after you take possession.
Each step gets plain-English treatment with real numbers. I keep saying "for example" in the session for a reason: every number is an example to learn from, not a quote for your specific situation. Your loan officer runs your real numbers.
Reality Bites
The down payment is not the whole bill. Your cash to close is really three buckets: down payment, transaction costs, and prepaids and escrows. That is one of the top three surprises for first-time buyers, and it is exactly why the financial foundation part of tonight's session comes first. If you want the deeper dive, my three buckets guide breaks it all down.
Why the dual-license perspective matters
Here is the part most homebuyer content cannot offer: I am a senior mortgage loan officer and a licensed Texas REALTOR (Sales Agent License 454749, TX). I have 23+ years in loan origination and 19 years in real estate sales, and I see every deal from both sides of the table.
When we talk about qualifying, I know what actually happens at the lender's desk. When we get to the contract, the option period, and the inspection, I know what happens on the real estate side too. That means when you ask "can I do that?" tonight, you get one answer that accounts for both sides instead of two separate answers you have to reconcile yourself. That is the perspective my longer post on why I host this webinar goes into.
Is the webinar really free?
Yes, and there is no fine print. No ticket, no fee, no trial, and nothing to buy later. I genuinely believe a family's home is the biggest wealth building asset most people will ever create, and my goal is helping families start that path. Educating people for free is how I show up for that mission. If you register and attend, you leave with knowledge you can use regardless of where you eventually borrow or buy.
Is it live?
Live means live. I present the session tonight at 7 PM Central on Thursday, October 15, 2026, not a recording. That is the whole point of the live Q&A: you get to ask about your situation in the moment. If you have been searching for "free first-time homebuyer webinar" and found this page, tonight is the session you found.
How long does it run?
The walkthrough itself runs about an hour and covers the full agenda above. After that comes the live Q&A, which is where attendees usually get the most value. Blocking out a little extra time after the hour means you are not rushing your questions.
Who should attend tonight?
This session is built for anyone in the San Antonio and Texas Hill Country market, and it especially fits:
- First-time buyers who do not know where to start
- Growing families who need more space
- Military families relocating or PCSing to San Antonio
- Buyers considering new construction
- Anyone moving to San Antonio from another city or state
- Buyers a few months out who want the full roadmap before they tour
If you fit any of those, show up. You do not need a house picked out, and you do not need to be pre-approved. In fact, you get more out of the session the earlier you come.
How does the live Q&A work?
Near the end of the session, I open the live Q&A. You type your question, I answer it out loud in the room, and if your question helps one person, it usually helps twenty people who were too shy to type it. Credit scores, down payments, down payment assistance, FHA versus VA, offers, inspections, closing costs: it is all on the table. The full run-down on what to bring and how to get ready is in my live Q&A preparation guide.
What should you bring tonight?
- A notebook, or a notes app. You will want to write things down.
- Your questions, even the ones that feel too basic. Those are the ones everyone else wants answered too.
- Nothing else. No documents, no pre-approval, no homework required.
Want to rebuild your timeline before you arrive? My pre-approval to keys timeline and the step-by-step pre-approval walkthrough are good primers, and I cover both inside the session anyway.
