Patriot Nation, here is the short version for every military family in the San Antonio area: the VA loan gets you into a home with zero down, no monthly mortgage insurance, and some of the most forgiving underwriting in the business. San Antonio is the military town of Texas, with Lackland, Fort Sam Houston, Randolph, and Camp Bullis all right here, so I help families use this benefit every single week. Here is exactly how it works in 2026.
Run your numbers with a VA specialist.
Bring your DD-214 or current orders and I will show you exactly what the benefit is worth on a real San Antonio price range, funding fee included.
Who qualifies for a VA loan?
The benefit is not just for people who served 20 years. Eligibility comes from service time, not from rank or discharge rank, and it covers:
- Veterans who meet minimum active-duty service requirements (typically 90 days during wartime or 181 days during peacetime, with exceptions).
- Active-duty service members, who can buy now and use the benefit while still serving, which matters a lot for PCS families headed to JBSA.
- National Guard and Reserve members with qualifying service.
- Eligible surviving spouses, including those receiving Dependency and Indemnity Compensation.
The very first step is a Certificate of Eligibility. It is simple to get, and your lender can run it for you. My full VA home loan guide walks through the paperwork, and the eligibility and benefits explainer covers who qualifies in more detail.
The 2026 funding fee, in plain numbers
Here's the key: the VA funding fee is not a penalty, it is the one-time program cost that replaces monthly mortgage insurance, and it can be rolled into your loan so you do not pay it out of pocket. The rates for purchase loans in 2026:
| Your down payment | First use | Subsequent use |
|---|---|---|
| Less than 5% down (typical zero-down) | 2.15% | 3.30% |
| 5% or more down | 1.50% | 1.50% |
| 10% or more down | 1.25% | 1.25% |
Rates per the VA fee schedule in effect for 2026. The fee is charged on the loan amount and may be financed into the loan. Confirm the exact figure on your own file at application.
Who pays zero: veterans receiving VA disability compensation for a service-connected condition (any rating), surviving spouses receiving DIC, Purple Heart recipients, and service members with a proposed or memorandum disability rating before closing. If that is you, the fee is waived entirely. Get it? Got it. Good.
Why no PMI is a bigger deal than it sounds
A conventional loan with less than 20% down carries private mortgage insurance, and FHA loans carry a 1.75% upfront premium plus an annual premium of 0.55% for a 30-year loan with 3.5% down. The VA loan has none of that monthly insurance. You trade a one-time funding fee for decades of no MI payments, and on a mid-range San Antonio purchase that difference alone is often worth hundreds of dollars a month in buying power. My VA loan benefits at a glance puts the comparison side by side.
Can you use a VA loan more than once?
Yes, and this surprises most buyers. The VA loan is a lifetime benefit with multiple uses:
- Sell and buy again. When you sell the prior home and pay off the loan, your entitlement can be restored and you can use the benefit again, often at a lower funding fee tier if you put 5% or 10% down.
- Buy while you still own. If you have remaining entitlement, you can buy another home without selling the first, which is how military families build rental portfolios. There are specific rules for investment use, so talk it through before you plan on it.
- Assumption. In the right market, a buyer can assume your VA loan, which can be a selling point.
The IRRRL: your streamline refinance
If you already have a VA loan and rates have moved in your favor, the Interest Rate Reduction Refinance Loan is the cleanest refi in the business. It is rate-and-term only, with reduced paperwork, no appraisal in most cases, and a sharply lower funding fee than a purchase. The trade-off: you do not take cash out with an IRRRL. If you want cash, that is a different VA refinance, and the Texas home equity rules apply.
The Roadmap's real veteran closing example
Teaching example from Patrick's Roadmap, not a current quote
In my first-time homebuyer Roadmap, I walk a veteran client through a $262,000 purchase that closed with roughly $240.44 in cash to close. That figure came from that specific file, with that buyer's credits, price reductions, and negotiated seller-paid costs at that time. The point is not the exact dollar amount today, it is the structure: a zero-down VA loan, seller concessions attacking the closing costs, and a funding fee rolled into the loan. Every number in my Roadmap is a teaching example, and your deal gets its own real numbers. The Roadmap itself is free, by the way, right here.
What made that example work is the same thing that makes VA offers competitive in San Antonio today: a pre-approval that proves 100% financing is real, plus a negotiation strategy that uses seller concessions on the costs, not on the price. That combination wins offers. My JBSA homebuying guide goes deeper on the bases, the commutes, and the neighborhoods.
San Antonio military relevance in one paragraph
JBSA-Lackland, Fort Sam Houston, Randolph, and Camp Bullis anchor the region, which means PCS cycles, BAH, and base proximity drive a huge share of the market from Schertz and Cibolo to Stone Oak, Helotes, and the Hill Country. If you are relocating on orders, acreage near the bases brings extra questions around wells and septic, and the earlier you start the loan, the smoother the move. The good news: a VA loan can be ready before you physically PCS, so you can shop from the other end of the country.
PCSing to San Antonio? Start the loan before the truck arrives.
I work with military timelines every week, including early starts for out-of-state moves. Let's map your date and your entitlement together.
